Real Estate Opportunities That Positively Sing

If you were in Nashville in February of 2020, you would have seen 30+ tower cranes silhouetted against the deep blue Nashville skies. Why? Because there's presently a real estate frenzy in Nashville. For decades, Nashville, Tennessee has been known as the city where you go if you've got aspirations in music. Nicknamed Music City, or the Athens of The South, Nashville is known for its exceptional culture. But that's not the only thing which drives economic expansion in the city.

Over 24,000 people are employed by Vanderbilt University and Medical Center. Davidson County government and public schools employ another 18k+, the State employs 12k there, the federal government keeps another 10k+ in business, Nissan's got 10k+, Saint Thomas Health has over 7k, Amazon employs about 5k, HCA employs 7k, Community Health Systems employs over 4k, and Asurion also employs around that many. (See the linked Wiki article for more details.)

These numbers account for about a sixth of the population in Nashville proper; and you'll notice these employers aren't known for their music. There's plenty of opportunity in Nashville, and that could be one reason why commercial real estate has expanded into an all out frenzy. In this writing we'll briefly focus on a few mixed-use developments that are actively under construction, and include apartments. As the saying goes: you want to get in while the "getting" is good!

The Residences at Capitol View
Capital View residences and business space represent unprecedented opportunity. A joint venture through Boyle Investment Company and Northwestern Mutual through Northwood Ravin, of the 378 mixed-use units available, 95% of them were leased by mid-September, 2019. The doors to the neighborhood only opened 11 months before that.

Opportunities develop fast in this neighborhood. You'll find The Residences in North Gulch, ideally located in the Capital View District. This is an urban mixed-use project that's the first of it's kind in Music City. In terms of attractions, you'll find a totally new district here which includes restaurants, offices, shops, hotels, parks, residential units that have a multifamily design, and as of October, a brand new Publix.

The Place at Fifth and Broadway
This astonishing development is set to open sometime in 2020, toward the middle of the summer. The Place is a massive installation encompassing some 372k square feet at 501 Commerce, where exceptional office space is available with views that are unbeatable. The investment firm behind this neighborhood is based in New York firm AllianceBernstein, and provides those who have space in these units full access to top-tier amenities like a fitness center and rooftop terrace.

In total, 31 stories of mixed-use professional and residential space are available at The Place. Studio and 1 to 3 bedroom units are available, as well as penthouses. You get the city and home life in one breath. Additionally, some fine attractions are near by. The National Museum of African American Music will showcase more than 50 musical genres from this ethnic group, and is located here.

You're also adjacent to Broadway--the "heart" of Nashville. Food and entertainment is available for people across the demographic spectrum. Shopping, dining that's the best in the world, live music shows, exceptional vistas, hangs after the concerts, and a multi-level "Mecca" is at your fingertips when you're leasing from The Place at Fifth and Broadway.

The Shay in OneC1TY
Located At 8 C1TY Boulevard, The Shay is the where, why, who, and how giving spice to human life. Artisans and shopkeepers abound, indoor and outdoor activities are everywhere, culinary opportunities are world-class, and in terms of commercial real estate, you'll find some of the finest facilities here.

There's a distinct focus on "healthy living" at OneC1TY, even pertaining to residential units made from re-purposed shipping containers. This mixed community opened in 2018, and it's been growing ever since. If you want to find advanced living and working, as well as entertainment opportunities, this is the place to be!
